Scope

JOB TITLE – General Maintenance Technician

GENERAL SUMMARY OF DUTIES – Perform routine maintenance duties including, but not limited to, basic plumbing, electrical, HVAC, mechanical repairs, painting, and carpentry

MANAGER – Facilities Manager

SUPERVISES – None

Duties

DUTIES INCLUDE, BUT ARE NOT LIMITED TO:

  • Basic plumbing repairs (e.g. faucets, tub and showers, valves, pipes, fittings, etc.)
  • Basic HVAC maintenance and repairs (e.g. Filters, coil cleaning, belts, etc.)
  • Basic electrical repairs (e.g. repair or replace motors, fuses, switches, receptacles, florescent ballasts, etc.)
  • Basic mechanical repairs (e.g. alignment adjustment of motors, repairs to equipment)
  • Minor painting projects and wall repair (e.g. cleaning & preparing area, patching, priming & painting, etc.)
  • Perform some rough carpentry work
  • Hauling trash and other items
  • Occasional general housekeeping (e.g.vacuuming, bathrooms, dusting, trash, etc.)
  • General landscaping work (e.g. mowing lawn, weed eater, blower, etc.)
  • Other duties as assigned

Qualifications

KNOWLEDGE, SKILLS & ABILITIES – This position requires the following minimal requirements:

  • Punctual and reliable
  • Ability to read instructions and follow diagrams
  • Ability to interpret, adapt and apply guidelines and procedures
  • Ability to work independently as well as functioning as part of a team, building rapport with other members on the team
  • Ability to communicate clearly both in writing and verbally
  • Knowledge of equipment used in facilities maintenance (e.g. drill, impact driver, reciprocating saw, circular saw, miter saw, pipe wrench, adjustable wrench, etc.)
  • Basic computing skills, including use of e-mail, web browser, and Microsoft Office applications

EDUCATION – High school diploma/GED required

EXPERIENCE – Five (5) years HVAC and/or electrical experience required; additional plumbing or general maintenance experience preferred

CERTIFICATE/LICENSE – Valid Georgia driver’s license, CPR training provided

PHYSICAL DEMANDS/WORKING CONDITIONS – Standard operating hours are Monday through Friday, 8:30a.m. to 5:00p.m. May be required to complete job-related tasks outside of that time frame, in excess of a standard 40-hour work week. Requires prolonged walking, standing, some bending, stooping and stretching. Requires hand-eye coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, other office equipment, and tools required for the maintenance of the facility. Requires normal range of hearing and eyesight to record, prepare and communicate appropriate reports. Requires occasional lifting of supplies and equipment in excess of 100 pounds. Work is performed in a medical office environment and includes exposure to blood-born pathogens and bio-hazardous materials. This role requires the ability to work with a broad range of personalities, situations and psychiatric disorders; therefore, candidates must possess the ability to resolve conflicts immediately and diffuse potentially escalating events before they occur.
